This home needed some simple updates to appeal to buyers in this market. To make the home feel modern and up to date we made several cosmetic improvements, resulting in a sales price $500K over list price.
We don’t ask our sellers to spend money on anything that won’t give them a significant return on their investment. The updates, the staging and pricing were all key factors in the success of this sale.
Let’s walk through the before and afters on this Scott Street home.
Though the kitchen and baths had nice cabinets the finishes were out of date. We painted the cabinets with a fresh color and changed the hardware. We decided to replace the granite countertops with a quartz that looks like marble.
“I am both a business owner with exacting standards, and a deeply satisfied client of the Krishnan team. Ruth runs a well-oiled machine. Nothing happens by accident, every detail is intentional. The vendors Ruth selects are nothing but first rate; the professionalism of her entire team is top-notch.
Whenever I received a document to understand and sign, there was always someone available to lead me through it. The staging and marketing planning for my home was spot on. I wouldn’t have changed a thing! The pricing strategy was clever and effective. Deadlines were meticulously set, planned out, and met almost every time. On the one occasion that something slipped through the cracks, excellent communication from her team resolved the situation swiftly, and we still met our go-to market timeframe.
There’s a saying: 10% of life is what happens to you, and 90% is how you react to it. The Krishnan team’s adaptability saved the day. It is very rare to find any company in today’s world that delivers on communication and customer service the way the Krishnan team does. I vetted three other realty companies.
The Krishnan team was more expensive, but the results they delivered were worth every penny. I will certainly hire them again when it’s time for my next Bay Area transaction. If you want to hire the smartest person in the room, hire Ruth and her team. You’ll be glad you did.”

Additionally we refinished the wood floors, painted the interior and freshened up the back yard.
One thing that has changed a lot since COVID is how much the San Francisco buyer values their own private outdoor space. Knowing that a yard can make a difference of $100-$150K when prepared correctly we recommend that our seller do some serious work on their backyard. We managed to do all the landscaping for less than $8500.
I could not do all of this without my incredible team. Every listing we sell has a full time project manager so our vendors can be carefully managed and our vision properly implemented. We have a vetted list of vendors that do projects on time and on budget with very careful oversight. Our sellers just hand over the keys, sit back and wait for the proceeds to hit their bank account.
It’s easy to think that properties sell themselves but stories like these show that thoughtful property preparation, correct pricing and solid marketing make a huge difference in the final outcome.
There is no one size fits all approach. Having an experienced agent who not only understands what buyers want but also has a background in design is critical to helping sellers get the highest possible price for their homes.
We’d love the opportunity to help you (or someone you know) sell your home for top dollar.
