She is a marketing pro with extensive expertise in photography, graphic design, and remodeling. “I’ve been selling real estate in San Francisco for over 17 years. My father was a general contractor and my husband is a contractor, so I’ve overseen construction projects for most of my life. What this means for sellers is that I can quickly manage necessary prep work, make their properties stand out and attract more offers. If I can describe myself in a few words, I would say that I am a determined problem solver, that is also fun and creative. My goals are simple. For buyers, it’s to get the perfect home that checks all their needs and quickly point out the potential red flags before presenting an offer. For sellers, it’s to sell their property for the highest possible price, with as little disruption to their life as possible. I listen very carefully, I negotiate aggressively and I take great care of my clients’ investments as if they are my own.”
Having grown up in San Francisco and having to raise her two boys here, Eva has extensive knowledge of the city’s neighborhoods and schools. Her warmth and can-do attitude will impress you, as well as her extensive knowledge in the sales of single-family homes, condos, TICs, multi-unit buildings, and tenant occupied properties. She is focused and always forward-thinking, with her finger on the pulse of new technology, interior design trends and the current real estate market.
Eva truly enjoys working with The Krishnan Team and helping clients realize their goals. Her passion is delivering on her promises and building long-lasting relationships.
Eva nailed it! I was worried about moving out first before selling but Eva and her team executed. Eva's husband is a skilled general contractor and helped fix up our place significantly. Eva was a pleasure to work with, 100% available anytime, treated our house like a valuable investment and helped us make careful decisions every step of the way. The team was organized and thoughtful and stuck to an aggressive sell schedule. Then just marketed the heck out of our property with aggressive chutzpah. The result? Our home sold in a little over 2 months from the second I made the first phone call to Eva (which she returned in 5 minutes by the way) and closed for an all cash offer well over the already aggressive ask price. Eva is first class - she genuinely care about the best for their clients. Real estate is personal for her and it is rewarded with fantastic outcomes for all. Very, very, very highly recommended!!
We were very lucky to find Eva and team to help us sell our condo in the Mission. They were nothing short of amazing. The process took about two months to the day and they were there each step of the way. Eva has an amazing talent for making sure the property is presented in the best possible way and helped us get some elements updated, which resulted in a much higher close price than other comps. Eva was super involved and dialed into our success. I set a very aggressive timeline and she went over and above my expectation to deliver. I cannot recommend Eva enough. You will be privileged to work with her. Professional, smart, detailed orientated, well connected and above all just really amazing on a journey that could be daunting. Hats off to Eva and the team!!
We went with Eva to sell our house in San Francisco as she were highly recommended by friends of our who had previously sold their house in the area. Eva more than live up to their glowing reviews - she suggested what needed to be done to prep the house and arranged all the work with great results. She were extremely responsive and accommodating, so everything was about as low stress as it can be when selling a house. We got multiple offers, and were very happy with the final sales price. What more can you ask for? Thank you Eva and team!
I could try harder to say amazing things about Eva, but I'm not bright enough. She is a tenacious, lovely, dedicated person who know the SF real estate market better---by far---than any of the other four agents with whom I've dealt with over my 16 years there. She work harder (and better) than anyone I could have imagined. Eva was unbelievably understanding, helpful, compassionate, knowledgeable, determined, and just so committed to helping me that it made what could have been a nightmare into a beautiful dream. (Though dream might not be the right word, because I'm not entirely convinced that Eva sleeps. Ever.) Anyway, if you're lucky enough to get Eva on your side, just do whatever she says and let it go from there. It will be perfection, and your move (selling, buying, whatever) will be the least of your life's concerns. I'm going to stop here because I'm going to run out of adjectives heaping praise on her....
Eva and her team were lovely to work with. Eva remained upbeat, intuitive and volunteered her time over and beyond what I expected. Since this was my first experience selling a home, I had many questions and none of my questions were too trivial or too rudimentary for her to respond to promptly or take seriously. She understood the psychology of after 26 years of living in San Francisco I would have a lot of conflicting emotions and tempered my fears and reticence with grounded concern and advice. She foresaw the time constraints I would be dealing with much better than I knew how I would deal myself. Even after the closing, Eva kept up with my moving progress and offered help. When I left town for two weeks after escrow and between closing, Eva offered to water my plants. I can't say enough about how positive and helpful she remained throughout the process.
Eva did a fantastic job selling my condo in what was decidedly *not* the best sellers market (December 2005, right around the holidays). From the timing of the listing, to staging, marketing my place, negotiating the sale, and answering all my questions throughout the escrow process, I could not be more pleased with how well she took me through every step of the sale. Eva really worked hard with me to make sure my place shined - on brochures, online, and in open houses. And luckily staging my place didn't require a major expense - it was mostly cosmetic changes like painting and rearranging my existing furniture. My condo got a *ton* of positive feedback on how it was “staged". And in the end I was incredibly pleased with how fast the offers came and thrilled with the final offer itself. Once Eva got me to that point, she explained all the steps of the closing process that were unclear to me, this being the first time I sold property. And she's such a pleasure to work with. She's warm, energetic, and super savvy about the city, it's neighborhoods, and how it's evolving.
We hired Eva & Ruth to sell our home and we are so thrilled we made the choice to have their team for the job. They were fun to work with, made our life as easy as possible during a move and a home sale, and the result of their marketing efforts was astounding. We chose them because we felt they were right-on in value, and we had similar thoughts on what improvements were needed before the sale. They coordinated a cosmetic kitchen remodel that transformed our country kitchen into a lovely modern showpiece in just under two weeks. They also coordinated painting and staging, all seamlessly, while respecting our requests and budget. The marketing process was like nothing we'd ever seen - they put in 110% - doing a neighborhood brunch, with guest take-away favors, beautiful brochures, and set up a ton of tours, both scheduled and private to make sure every possible client would see our house. They were also extremely particular with their pricing. They didn't just tell us an opinion of value at the beginning, but watched the market and looked at the finished product when the work on our home was complete and made a final decision on pricing in the days before it went on the market, using the most recent comps and looking at what was currently on the market to ensure that we came on at the right price. Thanks to their advise on timing, staging and their marketing efforts, we received 5 offers, all above asking and ended up selling our home for nearly double what it was valued at when we bought it in 2006. They were professional and their experience showed. We highly recommend them!
