How Thinking Outside the Box Led to the Perfect Match

I just had to share this recent win with you because it perfectly illustrates how we work to not just find homes, but get super creative and make sure our clients get everything they want (and more), even when the odds seem stacked against them.

The Challenge

I was working with an amazing couple who had a specific set of needs:

  • Single-family house under $1.5M
  • Plenty of storage space
  • Large dining room and kitchen for hosting
  • Walkable location with good sun exposure

This was a challenge because, sunny, walkable neighborhoods add about 20% to a home’s value, making it even harder to find a home at that price point that checks all of those boxes.

The Creative Solution: Leveraging Expertise and Relationships

They had a few areas in mind, but I knew there were other pockets of the city they hadn’t considered—places with great weather, excellent walkability, and potentially more favorable prices. San Francisco is a city of microclimates and distinct neighborhoods—each with their own unique advantages and pricing quirks.

Being able to cast a wider net helped us find a home that checked every single box.

Once we discovered their perfect match we moved quickly and submitted a preemptive offer just days after the listing went live.

Pre-emptive offers typically work best in two scenarios.

  • First, when a property just hit the market – ideally within the first 3 days. The listing agent hasn’t had time to show it widely, so they can’t really shop your offer around to multiple buyers.
  • Second, when we suspect you might get priced out during competitive bidding. If comps suggest the final price could exceed your budget, a pre-emptive offer lets you take your best shot without direct competition, hoping it’s strong enough to tempt the seller.

In this case, both conditions applied – which is why we went the pre-emptive route.

Having an established relationship with the listing agent really helped. They knew we were serious and could close efficiently. Our offer was accepted before others had a chance to compete, bypassing the typical “shopping around” process that listing agents often use.

The Best Part

They secured a beautiful home for UNDER the most recent comparable sales in the neighborhood! It was listed at $1.098m and sold for $1.3m. The comps were between $1.35m – $1.425m.

They got everything on their wishlist—abundant storage, hosting space, charm, turnkey condition, and even that bonus in-law unit they thought they’d have to compromise on—all while coming in under their budget.
