When we walked into this home and knew it needed updating. To make the home feel cohesive and up to date we made several cosmetic improvements, listed it at $1,395,000 and sold it for $1,650,000.
The improvements we make are carefully considered. We don’t ask our sellers to spend money on anything that won’t give them a significant return on their investment. The updates, the staging and the right pricing made all the difference resulting in a much higher than expected sales price.
Let’s walk through the changes that we made.
Though the kitchen had beautiful cherry cabinets the finishes were out of date. We painted the cabinets with a fresh color and changed the hardware. We decided to replace the granite countertops with a quartz that looks like marble. And we carried the backsplash all the way up to the cabinets.
We find that when flooring is not cohesive it makes rooms look small and choppy. This is why we decided to replace the stone floor with wood. We also replaced the carpet downstairs with wood flooring. We find that when a lower floor has different flooring it can look like it was an addition added later and it’s not valued at the same price as the main floor.

Additionally we put in new lighting throughout the home, painted the interior and some of the exterior and freshened up both the front and the back yard.
I could not do all of this with out my incredible team.
