When we walked into this home it felt disjointed. It was trying to be Tuscan and modern at the same time, two styles we didn’t think worked well together. There were some finish choices from the early 2000s while other finishes were timeless. To make the home feel cohesive and up to date we made several cosmetic improvements, listed it at $3,195,000 and sold it for $3,725,000.

The improvements we make are carefully considered. The updates, the staging and the right pricing made all the difference resulting in a much higher than expected sales price.

The sellers invested $82,000 in staging, painting the interior, refinishing floors, adding drywall to the ceiling, redoing a bathroom, landscaping the backyard, re-grouting tiles and some exterior painting. The backsplash in the kitchen was dated so we updated it. It didn’t age well so we redid it to make the kitchen seem like it was built yesterday! We also removed the Venetian plaster and recovered the ceiling with drywall.

Additionally we refinished the rustic floors and changed the wood ceiling to sheet rock to match the modern aesthetic we were going for. We retiled one bathroom to match the high-end finishes of the home. We also cleaned and freshened up the backyard.

I could not do all of this with out my amazing team. They help me manage every single detail. Each one of our listings has a designated project manager so we can oversee projects like this. We have a vetted list of vendors that do projects on time and on budget with very careful oversight. Our sellers just hand over the keys, sit back and wait for the proceeds to hit their bank account.
