The Krishnan Team Method: How We Get Sellers to 114% of Asking

Selling well in San Francisco is less about effort than sequence. The same disciplined process runs on every listing, and it produces a different plan for every house. Here’s what happens before your home ever hits the market:

  • 01

    Comp analysis and disclosure review

We pull every comparable sale in the micro-market, adjusted for condition and location within the block. In San Francisco, two homes three blocks apart in Noe Valley or Bernal Heights can clear at meaningfully different prices. We also gather past disclosures before prep starts. If there's a problem, we'd rather find it than have a buyer's inspector find it.

  • 02

A pricing strategy built for your home, not a formula

Closed sales tell you where the market was. Pending sales tell you where it is right now. That's why we decide the price with you the week you go live rather than the day we take the listing. The number that was right a month ago is usually not the right number today. Typically, listing under the market draws the crowd that produces the highest price. The answer depends on your home, your neighborhood, and what buyers are doing that particular week.

  • 03

    Targeted prep and staging

Design and presentation are core to how this team works. We can walk a property and tell you what will return real money and what won't, inside and out. Sometimes it's adding a closet where there isn't one. Sometimes it's improving the front yard, because a buyer's first impression happens before they reach the door. Our threshold is $3 back for every $1 spent. If an improvement won't clear that, we'll tell you to skip it. We think about your money the way we think about our own.

  • 04

    Marketing built in-house

Two full-time marketing specialists on payroll: not a vendor, not a shared brokerage queue, not the template every other listing in the city is running. Every listing gets its own photography direction, video, and copy written specifically for the most likely buyers, highlighting the features we know they care about. Our own audience brings buyers to us year-round, so we're not meeting your buyer for the first time the week you list. We've built an engaged following organically through our email lists, YouTube channel, social platforms, and citywide signage, and we use paid advertising on top of that. Oftentimes those people ask to be set up on a search, and we end up with a database of buyers who've already told us what they're looking for. Every other home in your price range is competing for the same buyer. We're already in front of them.

  • 05

Negotiation that doesn't stop at the first strong offer

In a multiple-offer situation, the highest number on the table is rarely the highest number available. Buyers who lose the first round often have room they haven't shown yet. Reading which ones do is a skill you can only build by doing it every week. We don't put the offer you're already happy with at risk; there's a way to keep working without gambling what you've got.

The result: our sellers average 114% of asking price. San Francisco's average is 99% (per MLS).

We Have A Pricing Strategy, Not a Guess

That fifteen-point spread between our sellers’ average and the city’s starts with work that happens before your home is listed, beginning with a full comp analysis: every comparable sale in the micro-market, adjusted for condition, location within the block, and how fast inventory is moving. Closed sales are backward-looking by definition. They tell you what buyers were willing to pay six to eight weeks ago. Because we’re negotiating 5-6 offers across the city every week, we can see what’s happening on offer day right now, which is the number that actually matters when you’re setting a list price.

We recently listed a Cole Valley home at $2,195,000 and sold it for $3,350,000, 53% over asking, with 8 offers. That list price wasn’t a guess at value. It was set against comparable homes in the neighborhood listing 30–60% under where they would ultimately sell, which is a pattern you can only price against if you’re tracking it in real time.

We Find the Problems Before Buyers Do and Prep Only What Matters

Before any home goes on the market, we gather past disclosures. It’s a small step that changes how a sale goes: a problem a buyer’s inspector discovers mid-escrow becomes a renegotiation, while the same problem disclosed up front with a professional report attached becomes a non-event.

On one Pacific Heights listing, that process surfaced a partial brick foundation issue. We brought in a structural engineer and gave buyers a transparent report before offers were due. It generated zero questions and zero red flags during the sale. Listed at $2,395,000, the home sold for $2,850,000, $455,000 over asking, in 10 days with multiple offers.

"From our first meeting, they listened and heard what we had to say. Within 3 weeks all the prep was done, and our home was on the market and beautifully staged from top to bottom. This was the fifth home sale of our marriage and, honestly, it didn't become a life-trauma because we worked with The Ruth Krishnan team." — G. and M., Sellers

The same principle applies to prep decisions, where the highest-return work is often smaller than sellers expect. On one listing, a cramped primary closet was rebuilt into a proper walk-in before the home hit the market. After the change, it wasn’t mentioned again during showings, which is the point. Buyers rarely tell you what gave them pause; they just don’t write.

Compass Concierge

Prep doesn’t have to come out of pocket. Through Compass Concierge, qualifying sellers can finance up to $75,000 toward the work, repaid from proceeds at closing. It’s a loan with interest that accrues until the home sells, so we can discuss whether this makes sense for your particular situation.

You Make the Decisions. We Handle the Logistics.

“Full-service” gets used loosely in real estate, so here’s specifically what it means on this team: we help you decide what work is worth doing, bring you licensed contractors we’ve worked with for years, and gather their bids for your review. You choose who to hire and approve what gets spent. From there, we keep the schedule on track and handle the back-and-forth, so you’re making the decisions without fielding the phone calls.

One set of sellers had a tight window between moving out and the end of the fall sales season. We got them connected with the right trades quickly. One month later, the foundation work was done, the floors were refinished, the walls were painted, lights were changed out, the yard was landscaped, and the home was ready to photograph.

A team of sixteen

This works because it isn't one person. It's a team of 16: we have five sales agents, each with 200-500+ transactions, backed by eleven salaried support staff: listing coordinators who run prep and marketing logistics, transaction coordinators who run contract to close, plus marketing and operations, all in-house and on payroll. That's more than two people supporting every agent in sales. When something needs multiple people working in parallel, we have the capacity. Nothing waits because one person ran out of hours in the day.

Questions to ask when hiring a buyers agent

Negotiation Is The Work Most Sellers Never See

Multiple strong offers land, the seller is happy, and the deal is done. That’s a good outcome. It’s often not the best available one.

Here’s why: when a home draws multiple offers, the buyers who didn’t come in highest haven’t necessarily reached their limit; they’ve reached their guess at what would win. The gap between those two numbers is real money, and finding it takes knowing which buyers still have room, which ones are finished, and how hard each one can be pushed without walking. That’s a read you develop by running these situations multiple times a week, not a few times a month.

On one San Francisco condo sale, the first round of offers already had the sellers pleased. We kept going and landed nearly $400,000 over the most recent comparable sale, on 13 offers.

On another, the top offer came in $300,000 above the next one behind it, and our seller was ready to sign. We kept working. The offer we ultimately took was more than half a million dollars above the one they would have accepted.

That gap, between what buyers first offer and what they’ll ultimately pay when guided through the right process, is where a negotiation strategy pays for itself.

"She has consummate negotiating skills. I couldn't be more pleased with the amazing outcome we achieved, 40% over asking! It doesn't get better than that." — S.L., Seller

What Our Sellers Actually Worry About and What We Do About It

We've sold hundreds of homes in San Francisco. Three concerns come up more than any others.

Should I sell now, or wait?

Sometimes waiting is right. If your neighborhood has three similar homes coming to market in the next six weeks, you may be better off ahead of them or well behind them, not in the middle. If your home needs work that takes two months, the calendar may decide for you. SF has a real seasonal rhythm, and the spring and fall windows behave differently. And if you’d be selling into a moment when the buyers for your specific home are thin, that’s worth knowing before you list, not after thirty days on the market. We’ll give you a straight answer, including when that answer is “wait.”

My home needs real work. Is it worth selling as-is, or should I fix it up first?

It depends on the work, and the honest answer varies more than most sellers expect. Cosmetic updates in a competitive micro-market often return several times their cost. Major systems work usually doesn’t return what it costs, but leaving it undone can cap your buyer pool or invite a credit request later. Some homes genuinely sell better as-is to buyers who want to renovate to their own taste.

We only recommend prep if we expect to return at least $3 for every $1 spent. And it doesn’t always have to come out of pocket before closing. If cash up front is the obstacle, Compass offers a financing option for prep costs, repaid at closing.

I'm relocating, or I'm not local. Can you actually manage a sale if I'm not here?

Yes, and more often than you’d think. We’ve sold homes for clients living in France, Dubai, China, and across the country. More commonly, sellers have already moved somewhere else in the Bay Area and simply don’t want to drive into the city every week.

Either way, the answer is the same: we can handle the logistics of prep, staging, marketing, and closing without you setting foot in the property. You’ll get updates at every stage, so you stay in control of the decisions without having to handle the logistics.

A note on fit

Not every seller is the right match for how we work, and we’d rather find that out early than halfway through.

We work best with people who want our advice and are willing to take it, who are realistic about price, and who see our fee as buying something worth having. Size isn’t part of that calculation; a $1M listing gets the same process and the same attention as a $10M one, and if you’ve been wondering whether your home is “big enough” for a team like ours, it is.

We’re not the cheapest option, and we’re not trying to be. If commission rate is the main thing you’re weighing, there are agents who will come in lower. If what you’re weighing is what you net at the end, that’s a conversation we’d like to have.

What Selling With Us Actually Looks Like

Here’s the shape of it, start to finish.

  • 01

    Consultation Zoom, 60 minutes

We start with a conversation. You'll tell us about your home, your timeline, and what you're trying to accomplish. We'll walk you through how we work, what we'd expect for a home like yours, and what the process looks like from here. It's also where we figure out whether we're the right team for your situation. If we're not, we'd rather say so early.

  • 02

    Walkthrough and strategy In person

After our Zoom consult and a listing agreement is signed, we bring in the vendors we'd recommend, walk the home together, look at comparable sales in your micro-market, and build the actual plan: pricing approach, what prep we'd recommend, with a full, detailed line-by-line budget on what it costs, and the timeline to get there.

  • 03

Prep 2-6 weeks, depending on scope

Once you've decided what work makes sense, we connect you with licensed contractors, who can bid the work, and we stay in touch with everyone involved so you know where things stand. You contract directly with the trades and approve the spend. We keep the process moving and keep you informed, so you're not fielding calls or tracking down updates. This is the longest and most variable stage: cosmetic refresh work runs 2-6 weeks, while anything structural or permit-dependent runs longer.

  • 04

    Staging and photography 1 week

Staging goes in, the house is cleaned again, then photography, video, and floor plans.

  • 05

Live on market Typically 7-14 days to offer date

Launch day, your listing hits the MLS and syndication sites, goes out to our agent networks, and the first social posts run. Paid advertising starts the following day, video rolls out over the first weekend, and the email to our client and agent lists goes out that Saturday morning with the weekend's open house times. Broker tour follows the next week, with private showings running throughout. That cadence holds all the way to offer date. The marketing keeps going, the open houses keep happening, and you'll get continuous updates on traffic, showing feedback, and how the buyer pool is developing as it happens.

  • 06

    Offers and negotiation

Offers come in on the offer date. We compile them into a detailed spreadsheet to review the price, terms, contingencies, financing strength, and how likely each buyer is to actually close. Then we will do what we love best: negotiate, often across multiple rounds. You'll understand where every number came from before you sign anything.

  • 07

    Escrow to close 7-30 days

Currently, the majority of the offers we are receiving are noncontingent. We work hard to provide all the disclosures a buyer would ever want up front so there are no renegotiations down the road. In those 98% of cases, sellers have little to do during this period other than sign the closing docs. Occasionally, particularly in softer markets, this time could be used for inspections, repair negotiations, appraisal, and loan contingency removal. We manage the details and the deadlines. We'll always tell you the truth, even when it's something you won't want to hear.

Total: typically 3-4 months from first conversation to keys. The biggest determining factor is how quickly you can make decisions and move. From the time your house is empty, it's typically 2-3 months until the checks are in the bank, depending on the scope of work needed to get done.

Where Your Commission Actually Goes

Roughly half of every commission we earn goes back into marketing and the team behind your transaction: the in-house marketing specialists, the coordinators, the prep, the video, and the photography. The industry norm is to keep considerably more of it as profit, and that’s a legitimate way to run a business; it just produces a different kind of sale and a very different result. When you hire our team, we are committed to exceeding your expectations and providing a seamless process while also getting you the highest possible net.

We also donate 5% of every commission to local nonprofits, a commitment Ruth has kept since the team’s first sale.

What our clients have to say

“I am writing to wholeheartedly recommend Yesenia Beatriz of the Krishnan Real Estate Team. A few weeks ago, Yesenia successfully sold my home in San Francisco under extraordinary circumstances that exceeded every expectation I had for the process.

From the moment I engaged the Krishnan Team, their “turn-key” service set them apart from every other agent I interviewed. Unlike agents who leave homeowners to arrange repairs and prep themselves, the team brought me a network of trusted licensed contractors and handled the coordination. The targeted upgrades we decided on enhanced the property’s appeal without unnecessary delays or hassle. This seamless coordination was an exceptional advantage and directly contributed to the outstanding results we achieved.

Yesenia and the team brought my home to market on an impressively quick timeline, perfectly positioning us to capitalize on current market conditions. The marketing, staging, and professional photography were first-class in every respect — sophisticated, high-quality, and far superior to anything I had seen from other agents. The listing presentation, copywriting, and overall visual impact made my property stand out immediately.

The results spoke for themselves: my condominium home received three competing offers right at the first open house. Yesenia’s sharp negotiation strategies secured the highest offer, and the transaction proceeded with a strong cash buyer who closed escrow in just one week. The entire process ran with remarkable efficiency and smoothness, from start to finish.

What truly impressed me was Yesenia’s personal involvement and professionalism. Despite the size and strength of the Krishnan Team, I never felt passed off to an inexperienced assistant — Yesenia was my consistent point of contact and clearly a seasoned professional who thought on her feet and navigated every detail with expertise. I always felt genuinely cared for, and it was evident that she consistently placed my interests above all else. Her integrity, calm demeanor, and ability to ease the natural stress of selling a home made the experience far more pleasant than I anticipated.

Having worked with other agents in the past, I can confidently say the difference was night and day. The Krishnan Team’s design background proved to be a significant asset, informing thoughtful upgrades and staging decisions that added real value. The entire team operated with the highest level of coordination and support, making me feel supported every step of the way.

In short, Yesenia Beatriz and The Krishnan Team delivered an exceptional experience that not only met but significantly exceeded my expectations. I received outstanding service, achieved a strong financial outcome, and felt completely confident throughout the process. I recommend Yesenia without hesitation to anyone looking to sell (or buy) a home in the competitive San Francisco market.”

D.P., Seller

We worked with Ruth to sell our house and had an outstanding experience. From the start, she and her team moved quickly while maintaining a very high bar for quality.

We had a tight timeline, and Ruth coordinated inspections, photography, marketing, and private showings seamlessly and efficiently. Her strategic guidance and negotiation skills helped us achieve a strong outcome we were very happy with.

The marketing was polished and thoughtful, and she positioned our home perfectly for the right buyers. Throughout the process, Ruth kept us informed, calm, and confident, and was always available when we had questions.

We trusted her completely with a major financial decision and could not be happier with the result. If we were to sell again, Ruth would be our first call.

N.O., Seller

“I was impressed with her keen instincts, her detailed analysis of the market, and her state of the art selling methods. We do not regret our decision to hire Ruth.”
