Simple updates and correct pricing often make our sellers hundreds of thousands of dollars over their asking price. My background in design gives me the ability to see what improvements need to be made and with the help of my team they are flawlessly executed. This combined with the right pricing strategy will get you top dollar for your home.
This 3 bed, 2.5 bath Mediterranean Revival home in the heart of SOMA, features multiple living areas, dedicated office space, and a spacious, secluded backyard. Initially there was no main living space so we created this by walling off a portion of the garage and connecting it to the yard and the kitchen. We updated the light fixtures and the countertops, refinished the floors and painted the concrete downstairs. To really bring the urban chic look and feel together we painted the high ceilings and added industrial lighting.
You don’t have time for this? Live abroad (like our client)? We’ve got you covered. With our vendor connections we were able to do all these renovations in less then 5 weeks!
These improvements allowed us to sell the home for $305K over asking price and the best part is the sellers only spent $100K!
After the improvements our client wished they could have lived there just a bit longer! That is until we sold the home for $305K over asking price. We received 10 offers during a time when we were not seeing multiple, if any, offers on other properties.
We decided to price this home below where we thought it would sell because we understand when this strategy works and when it doesn’t. Quite frankly without any investment in this home it probably would not have sold at all given the market.
