We Know Which Improvements To Make

(And Not To Make)

A small investment in this backyard added $100K to its value

                              171 27th St. | Seller Represented | Sold for $1.295M

Simple updates and correct pricing often make our sellers hundreds of thousands of dollars over their asking price. We understand where and when to spend money which is paramount to generating the highest ROI for our clientele.

This charming 2 bed, 1 bath Noe Valley flat’s large, exclusive use backyard with a private deck was one of its most desirable features. We spent $7K on improvements and that added $100K to the selling price of this home.

In addition to landscaping the yard we painted the interior and exterior of the home, changed out the light fixtures and added some cool new vinyl to the bathroom floor. We opted out of doing too much to the kitchens and bathrooms. In our experience if a property really needs new kitchens and bathrooms the sellers need to make thorough updates. Otherwise any money spent in order to help sell often detracts buyers as they feel bad tearing it out.

These improvements allowed us to sell the home for $150K more and the best part is the sellers only spent $35K!
