In addition to landscaping the yard we painted the interior and exterior of the home, changed out the light fixtures and added some cool new vinyl to the bathroom floor. We opted out of doing too much to the kitchens and bathrooms. In our experience if a property really needs new kitchens and bathrooms the sellers need to make thorough updates. Otherwise any money spent in order to help sell often detracts buyers as they feel bad tearing it out.
These improvements allowed us to sell the home for $150K more and the best part is the sellers only spent $35K!
