This home had been in the same family for a long time. It appraised for $2.6M and the sellers were willing to take that price. They wanted developers to come see it, only one would come and they passed. Our seller decided to move forward with our suggested updates. We made thoughtful cosmetic improvements to this home, listed it at $2,695,000 received 11 offers and sold it for $3,450,000.
As always the improvements we make are carefully considered. The pricing strategy was also important. We listed it on the low end of a range because the disclosures were messy. The updates, the staging and the right pricing made all the difference in buyer’s perception and resulted in a much higher sales price.
The before and afters speak for themselves, but let me walk you through the changes that were made.
We invested $150K in both units. We added new flooring in some areas in order to have one continuous movement throughout the house. Consistent flooring is important as it makes the home feel cohesive and often larger.
We changed the lighting, painted cabinets, replaced the hardware, installed new countertops and new appliances. Additionally we redid the yard and painted both the interior and exterior which made a HUGE difference.
This was a pretty big project to undertake but it was totally worth it. We couldn’t be happier for our sellers. I could not do this with out my amazing team that helps me manage every detail. Each one of our listings has a designated project manager so we can oversee projects like this. Our sellers just hand over the keys, sit back and wait for the proceeds to hit their bank account.
The lower unit was dismissed as unlivable. The lights in the ceiling were gone, we needed to add them and patch up walls. We made similar updates to the kitchen, replaced grout and put in new vinyl floors.
It’s easy to think that properties sell themselves but stories like these show that thoughtful property preparation, correct pricing and solid marketing make a huge difference in the final outcome.
