How We Are Getting Buyers In Contract During SIP

GETTING DEALS DONE DURING SIP

Proud of our recent buyer-represented transactions

Our team has been quick to adapt to the surrounding circumstances and still help buyers find homes and win in multiple offers situations. Of the six buyer represented transactions that we did in the past six weeks five of them had multiple offers.

We managed to get our Fairmount buyers into contract with a site-unseen offer. We used 48-hour inspection contingency so the buyers had the opportunity to see the home AFTER we got into contract to make sure they really liked it.

There were three other offers and we came out on top! I’ve never experienced an offer process like this one, but it went just as smoothly as any other and I couldn’t be happier for our clients.

“Ruth helped us get into our new home at a price that worked for us in a very unusual real estate market during the first month of the COVID-19 shelter-in-place. Her depth of experience and many relationships in the San Francisco real estate scene, not to mention her honesty and thoroughness, definitely worked to our advantage during our home buying experience.

She helped us navigate these unprecedented waters at every turn. She guided our initial offer in a way that maximized its attractiveness to the sellers while minimizing our own exposure to risk, and then when it became clear it was a competitive situation, she helped read the selling agent’s poker face and pointed out the modifications to our bid that would position it to win.

We can confidently say that if you are looking for an experienced agent to help maximize your chances of submitting a winning bid for a great property, we think you’d be hard pressed to find a better partner than Ruth.”

5 Downey St. | Buyer Represented | Sold for $3.1M | Prepared the winning offer an only 4 hours

After a few days on the market 5 Downey also had multiple offers. We are finding homes are being listed closer to buy me now prices. This means that we don’t have the amount of time we are used to as listing agents so we are ready to ratify the first offer that comes in.

In many cases we’ve seen this work to our buyers advantage as they’ve been able to get into contract lower than I would have expected. In the case of Downey, we had to drop everything, view the property, review disclosures and get an offer all in about 4 hours.

Luckily, I had a team that could start the disclosure review process, help draft the offer, research potential issues all while I was showing the property. Then we managed to snag this fabulous home from the competition for what I feel was a really great price! We had met the buyer only a week prior and this was their very first offer.

Having an experienced agent who is innovative, understands and can adapt to the ever changing San Francisco market is critical to being able to buy or sell a home – especially right now. Please reach out with any specific questions. We’re here to help!

“We recently worked with Ruth to purchase our very first home. As you can imagine, being a first time home buyer in as competitive a market as San Francisco was daunting, to say the least – let alone in the current pandemic situation.

She was upfront and transparent about the strategies she would use, and the ways she would negotiate for us, and why. Once we were actually in the houses, she was able to use both her wealth of real estate and design knowledge to advise us on the quality of finishes, on the shortcuts the developers might have taken, on whether the house was a value for the price, on what layout/floor plan choices we might enjoy and which we might regret later down the road.

The real estate market moves fast here, but she never rushed us. She’s absolutely tenacious and will work hard to find you a great property for the right price.”
