Taking the time to properly prep a property before it hits the market is essential in order to maximize its value. Before selling a property we spend time analyzing the market and choosing the strategy that is most beneficial to our clients. In most cases making improvements to their home will yield the highest sale price.
After some thoughtful changes and upgrades, this single family home at 80 Stanford Heights in Miraloma sold for $310,000 dollars over list price!
Our knowledge of the local real estate market combined with our background in interior design allows us to envision the potential, identify the areas for improvement, create a plan and put the right resources in place to get your remodel done on time and on budget.
This home was tenant occupied for about 20 years and left to the family to sell as part of a trust. These special circumstances created complexities which our team was able to navigate successfully.
We decided the best way to maximize the value of this property was to refinish the floors, install new countertops, paint the cabinets, put in new windows, address mold and fix dry rot. We did not recommend a full bathroom remodel as the ROI was not there. So we found a creative solution. Porcelain paint! We painted the tile to make it look fresh and new leaving the option to remodel to the new owners. I’m so proud of my hard working team.
Sometimes it is hard to see your home’s potential. That’s where we can help! By taking the extra time to enhance the property before bringing it to market, we help our sellers realize the true value of their property. This sets our team apart.
Our sellers are happy which makes us happy! They would not have been able to make these updates were it not for our vision, execution and access to our rolodex of resources to get this done. It was truly a team effort.
